The pool area was very nice.
Seems like this hotel is in an area that has shut down, so there is an eerie, abandoned feel to this spot. I would have liked to explore more though.

Location, cleaners were meticulous making the dated rooms look better.
Rooms needed updating, air conditioning difficult to control and very loud, uncomfortable bed.

11th floor views
The breakfast was ok, we skipped it one day and went out for breakfast, although more expensive (barely) it was better food, to be fair they are provided food for over 400 rooms when fully booked. The 11th floor pool view was great, the room was spacious. The room served our purposes and looked a bit outdated and is connected to what seems to be an abandoned mall/department store complex.
Although out dated, nothing was bad about the stay.

except wifi and breakfast, I do not find anything sub-standard
In-house breakfast was pretty much the only choice for me because people in Chiang Mai usually do not get up that early (I get up daily at around 7 am and have to eat by 8 otherwise, I feel really hungry and uncomfortable). But they only have one set price for breakfast, which is quite high, by Chiang Mai standards; breakfast is OK given its pretty-high price.
